 THE VISIT

Normally, the only way to really judge a property is to view it and we will be delighted to assist you in making any arrangements. If required DREAMLANDS Real Estate can provide guidance on flights, accommodation, car hire and even the best places to eat.

Before your intended visit, a dedicated member of our DREAMLANDS Real Estate team will be assigned as your personal assistant. They will take care of you throughout the process from start to finish assisting you with every question and query you have, ensuring your trip is both tailored and worthwhile.

Typically a trip would last about 3-4 days, with plenty of time to view the scenery, property & land suitable, get a feeling of the culture, the lifestyle, sample the local cuisine and enjoy the experience.


PURCHASE

For many the thought of buying abroad seems daunting, especially if this is your first purchase overseas. Actually buying a property in Greece is subject to similar legalities to those applying in most EU countries.

   The following are some basic steps on how to purchase property in Greece.

 

TAX NUMBER
In order to purchase property and land in Greece you will need to obtain a tax number. This is a simple process undertaken at a local tax office.
  1. PRE-CONTRACT
    Once a sale price is agreed by both the seller and the buyer a pre-contract is signed to secure the property. The contract will state the agreed sale price and the amount of deposit that has been paid by the buyer.
  2. DEPOSIT
    The deposit is typically 10% of the purchase price and is non-refundable unless the lawyer advises of any problems with the title or other issues.
  3. FINAL CONTRACT
    Before the final contract is signed and the remaining purchase price is paid, a lawyer or notary will have undertaken a title search on the property and checked that there are no outstanding fees or any other issues. Transfer tax is then paid to the government. Signing of the Final Contract then takes place in the office of a public notary and the buyer needs to be present unless someone is appointed with a power of attorney.

If you are not able to be present to make the application for a tax number, the property purchase or for any other necessary requirements, you will need to appoint an individual with power of attorney to act on your behalf. Typically this would be either your lawyer or estate agent, acting on your behalf.

 

FEES TO CONSIDER

  • Notary: 2 - 2.5% based on the municipal value plus registration fees and any miscellaneous expenses.
  • Lawyer: 1 - 1.5% based on municipal value plus any other miscellaneous expenses.
  • Transfer Tax: 7 - 13% based on the municipal value for each village is paid to the government, this value is normally lower than the purchase price.
  • Estate Agent: 2 - 3% + VAT based on the sale price.
